What I learned about our lot (2022-2023) cost were, water was about 8500 water tap fee and trenching/water pipe was not mentioned to us, Power was about 15k. Most Realtors can help with the cost of each or at least an estimate. We have an RV lot for the time being. Maybe to build a Cabin someday.
Our lot didn't come with a Septic System so We called some contractors that gave us estimates between 20 and 40k. Some of the ground has bed-rock just under the surface that creates additional cost to build a Septic System above ground.
Contractors don't like me because I took the State of Colorado Septic Installers Test and installed our septic system myself. My cost for everything was 10k.

I have a lot on 2120 Spruce that I will be looking for renters / buyer. The lot is diagonal from the fire station. It has a small shed and water / electric hookup. It is a flat / level location with easy access.

We have owned our Lot since August 2017 and Arrowhead is our residence even though we have to leave during the Winter months. My husband and I are friends with a young couple from Grand Junction that have been coming up in the Summer with their camper on the weekends whenever possible. They have been looking at Lot's and Home's here and have rented a cabin and a couple RV Lots. They are interested in being able to rent a RV Lot with full hookups for next Summer, camping season 2025, so they are not having to pull their camper on and off the mountain on the weekends that they are here. This past Summer they were up here at least twice a month, but they would love to have the option to just be able to come up in their truck to their camping spot already setup and ready to enjoy the weekend. Please let me know if a Summer Rental is something that you would be interested in, what is the Lot address, and what you would charge since they would not be here full time and using excessive amounts of electricity.

In 2021, a State of Emergency for pediatric mental health was declared by Children's Colorado. The mental health crisis in Colorado continues to challenge children and families. Suicide is a leading cause of death among Colorado youth ages 10-19. Now 40% of teens in our state struggle with mental health challenges and less than 50% will ever receive ANY form of treatment. We've seen a 64% increase in mental health visits from 2019 to 2021 and 215% increase in suicide plans and attempts in our Emergency Department.
The Psyched to Climb team aims to drive awareness and financial support for the care of children and families who require early prevention, ongoing therapy, and access to the medical professionals who can make a difference for kids who need it most. Akin to the Butterfly Effect, we are striving to affect larger changes in our communities. We all have the power to change our culture around mental health. Help us to Break The Stigma.
